To develop a master plan and parking study that offered a way to better integrate hospital functions and allow for a planned expansion.
The existing Claxton-Hepburn campus consists of the hospital, medical office building, and surface parking on two and a half city blocks. It’s location in the center of the city, restrained the hospital’s growth in all directions except one- onto an adjacent partially developed block. The master plan recommended that the boiler plant and loading dock be relocated to an adjacent block, thereby freeing space for expansion of hospital functions. In addition to aiding expansion, the master plan proposed relocating the surgical services department, relocating the clinical lab, and creating a new hospital entrance, thus tying the entire site together. Expansion options proposed ranged in size from 58,000-sf to possible growth of 130,000-sf. Development cost ranged from $26 million to $37 million. After reviewing all the options, CHMC selected one option that, with some modifications of the design, reduced overall costs to $20 million.
