Project Request:
To design the replacement of the deteriorating roof coating on an exercise/play area at the Samaritan Hospital psychiatric department.
Project Solution:
The 5, 500-sf play area is a secure area with controlled access onto the roof and an elevated storefront framing screen wall with tinted glass. The doors accessing the play area were at deck level and the adjacent lobby flooded when it rained. In addition, water had infiltrated the concrete roof edge and spalling was occurring. The roof replacement included removal of the elastomeric coating, including wire wheel brushing to obtain a bare substrate. The concrete deck was repaired as required and cracks were saw cut and sealant installed. The roof edge flashing was removed and the concrete roof edge repaired. New edge blocking and metal edge flashing were installed. Roof drains were replaced and since a curb could not be added at the doors and still maintain handicap accessibility, new trench drains were added in front of the doors to gather all water at those locations and prevent it entering the lobby. A new elastomeric deck membrane coating was installed.
